글로벌 부동산 서비스 기업 JLL은 최근 보고서(‘The future of corporate real estate in the AI age’)에서 이 변화를 정면으로 다뤘다.

Office competitiveness in the AI era is not about a 'spacious and nice' location, but about the 'ability to work together'.

– “The office is alive, just in a completely different form”

– What AI changed is not the rate of working from home, but the reason for the existence of offices

– The era of area is over… Office competitiveness is now determined by 'speed of execution'

– R Square Space Culture Research Institute, “When the Organization Changes, the Space Changes… The Office Reborn in the AI Era”

Offices are changing. This is not simply about an increase in remote work or changes in seating arrangements. As AI transforms the very way businesses operate, the 'reason for the office's existence' is changing at its core.

Global real estate services firm JLL addressed this change head-on in a recent report titled "The future of corporate real estate in the AI age." With the proliferation of AI, corporate organizations have shifted from traditional hierarchical structures to network structures where small teams rapidly come together and disperse. Furthermore, the office is the first place where this change becomes apparent.

AI is tearing down outdated cubicle offices and designing offices as living workspaces where people, data, and collaboration are connected in real time. (Offices realized with AI)

As the team got smaller, the office changed too.

Organizational hierarchy is shrinking as AI takes over the tasks previously performed by middle managers—organizing reports, coordinating, and guiding decision-making. The roles of employees are also changing. There is a shift from people who repeat specific tasks to those who design, operate, and evaluate results from AI systems. In San Francisco and Bengaluru, India, which are ahead in AI adoption, roles such as "AI operations manager" and "human-AI collaboration architect" have already become a reality.

The report stated, “This change does not merely reduce office demand but alters its very nature. Fixed seating arrangements by department are rapidly becoming outdated,” adding, “Instead, collaborative spaces that can be set up immediately for each project, private spaces for focusing with AI, and spaces for meeting external partners are becoming newly important.”

The way spaces are created is also changing. As the way we interact with AI expands from keyboards and screens to voice and various input methods, acoustic design, visual personal spaces, and structures that physically separate focus from collaboration have become essential in offices. The increasing use of natural light and plants in spatial design is in the same vein. It is a choice made to enhance human judgment and creativity, which AI cannot replace.

The '3- to 5-year plan' is a thing of the past.

Office strategies are also wavering. For companies adopting AI, business planning cycles are shortening from the traditional 3 to 5 years to 12 to 24 months. The practice of signing 10-year long-term leases and using spacious offices no longer aligns with reality. Companies now desire shorter contract periods with options to extend or shorten them midway.

The R Square Space Culture Research Institute emphasized, “The criteria for selecting office locations have gradually changed,” adding, “In the past, the key factors were places where talent was concentrated and rent was low. In contrast, now stable power supply, data infrastructure, fast network connectivity, and a regulatory environment are indispensable conditions.” An era has begun where offices become one with their IT infrastructure. Ultimately, companies are abandoning the practice of keeping everything in one place and shifting toward decentralized strategies that combine hubs for innovative talent, cost-effective operation centers, and infrastructure-centric locations.

The wind is blowing in the domestic market as well.

This trend is already being detected in Korea as well. Centered on tech and financial companies actively adopting AI, demand for small, functional, high-quality spaces rather than large dedicated offices is materializing. This means the question of "how many square meters do we need?" is shifting to "where is the space where our team can move most quickly?"

Jo In-hye, Director of the Korea Proptech Forum, stated, “As the adoption of AI accelerates, the role of the office as a vessel for talent in the AI era is undergoing a transformation.” She added, “In particular, as the focus shifts from location and area to supporting organizational execution capabilities, data-driven spatial analysis and consulting capabilities will become increasingly important.”

グローバル不動産サービス企業JLLは、最近のレポート(「The future of corporate real estate in the AI age」)でこの変化を正面に取り上げた。
