업계에서는 이번 분양 성과가 대구·경북(TK) 지역 상업용 부동산 시장의 투자 심리와 향후 시장 흐름을 가늠할 수 있는 지표가 될 것으로 보고 있다.
펜타힐즈 W스퀘어는 연면적 약 9만3천㎡ 규모로 조성되며, 총 490여 개 점포가 들어설 예정이다.
사업지는 경산 중산지구에 위치하지만 대구 달구벌대로와 인접해 수성구 시지지구와 생활권을 공유하는 입지로 평가된다.
배후 수요도 확보했다. 단지 내에는 3443가구 규모의 '펜타힐즈W' 아파트가 조성되며, 반경 3㎞ 이내 시지지구·중산지구·중방·옥산지구 등 약 6만3000가구가 위치해 있다.
시설은 약 11만㎡ 규모의 중산호수공원과 연계된 수변 상권 형태로 조성된다. 중앙광장에는 문화행사와 각종 이벤트를 운영할 수 있는 공간이 마련될 예정이다.
공실 위험을 줄이기 위한 운영 전략도 추진된다. 일부 핵심 매장에는 시행·시공사인 아이에스동서가 전문 임대관리 방식인 '마스터리스(Master Lease)'를 도입해 대형 앵커테넌트 유치와 운영을 담당할 계획이다.
업계는 이번 분양 결과가 최근 고금리와 공급 증가, 소비 위축 등의 영향으로 침체된 대구·경북 상업용 부동산 시장의 회복 여부를 판단하는 중요한 지표가 될 것으로 보고 있다.
한편 펜타힐즈 W스퀘어의 분양 일정은 향후 공개될 예정이다.
Attention Focused on Pentahills W Square Presale… Will It Be a Barometer for the TK Commercial Real Estate Market?
Interest from the local real estate industry is focusing on the upcoming presale of 'Pentahills W Square,' a mixed-use commercial facility being developed by IS Dongseo in the Jungsan District of Gyeongsan, North Gyeongsang Province.
The industry believes that the success of this presale will serve as an indicator to gauge investment sentiment and future market trends in the commercial real estate market of the Daegu-Gyeongbuk (TK) region.
Pentahills W Square will be constructed on a total floor area of approximately 93,000 square meters and is scheduled to house around 490 retail units.
Although the project site is located in the Jungsan District of Gyeongsan, it is considered a prime location that shares a living sphere with the Siji District of Suseong-gu due to its proximity to Dalgubeol-daero in Daegu.
It has also secured a catchment area. The 'Pentahills W' apartment complex, comprising 3,443 units, will be constructed within the complex, while approximately 63,000 households are located within a 3km radius in the Siji, Jungsan, Jungbang, and Oksan districts.
The facilities will be developed as a waterfront commercial district connected to Jungsan Lake Park, which spans approximately 110,000 square meters. A space for hosting cultural events and various other functions is planned for the central plaza.
Operational strategies to reduce the risk of vacancies are also being implemented. For some key retail spaces, IS Dongseo, the developer and construction company, plans to introduce a professional lease management method called 'Master Lease' to handle the attraction and operation of large anchor tenants.
The industry views the results of this sale as a crucial indicator for assessing the recovery of the commercial real estate market in Daegu and Gyeongbuk, which has been stagnant due to recent high interest rates, increased supply, and shrinking consumption.
Meanwhile, the sales schedule for Pentahills W Square is expected to be announced at a later date.
