“A hotel is not a building, it is an operation”… AZMT CEO Kim Hong-yeol’s renewed challenge after overcoming THAAD and the pandemic
An office worker who used to plan data-driven travel products in a large corporation's travel team jumped into entrepreneurship. It was September 2019. However, not long after, the COVID-19 pandemic began, and the hotel and tourism industry took a direct hit. During a time when many companies could not survive, he refined his business model. Five years later, he created a hospitality asset value-up platform operating over 1,300 rooms nationwide. This is the story of AZMT CEO Kim Hong-yeol.
CEO Kim is a figure with extensive experience in the tourism industry. He majored in tourism at university and gained broad experience across the travel, hotel, and online distribution sectors, having worked at Samsung Card's travel team and CRM center, as well as serving as the head of marketing at Tour Express, an early online travel agency. He has long viewed the potential of Korea's tourism industry highly. He noted that while the country possessed sufficient food, culture, regional characteristics, and content competitiveness, the accommodation infrastructure needed to connect these elements to a better stay experience left much to be desired.
Hotels are one of the places where foreign tourists spend the longest time in Korea. I believed that someday, there would be a need for K-Hotels that capture Korea's unique sensibility and experience.
Kim Hong-yeol, CEO of AZMT, a hospitality asset value-up platform.
A second startup started again after the first failure
CEO Kim launched his first business in 2012 under the brand 'K-Pop Hotel.' He had established a solid foundation by operating nine Travelers Hotels centered around Myeongdong, Dongdaemun, Seoul Station, and Chungmuro. However, the business faced a major crisis in 2017 as demand for foreign tourists plummeted due to the THAAD controversy. He explained that the experience at the time did not end in failure, but rather served as an opportunity to gain a more multi-dimensional understanding of the structure of the tourism and hotel industries.
The current AZMT is the second startup started after that experience.
With the pandemic beginning immediately after the company was re-established in 2019, 2020–2021 was essentially a time of survival. CEO Kim utilized this period to reorganize the business direction.
AZMT aimed to be more than just a hotel operator. The core objective was to build a nationwide network of local community hotels and create a structure that connects regions with travelers. In the long term, the goal was to establish the foundation for a Korean-style hotel brand.
Based on this vision, Humax decided to make a strategic investment in early 2022, followed by attracting investment from Umi Construction. In September of the same year, 'Hotel Alive Jeonju Sihwayeonpung,' the first project of the local community hotel brand 'Hotel Alive,' was opened.
“We create value through operation, not by building anew”
AZMT's focus is not on developing new hotels. Instead, it is on transforming the operational structure of existing accommodation assets that are undervalued and increasing their value.
CEO Kim cited distrust regarding changes in operators, the burden of remodeling costs, and uncertainty regarding short-term profit improvement as the biggest barriers in the market. For unsold officetels or serviced apartments, the complex web of stakeholders makes the persuasion process difficult. Therefore, he prioritizes data over sentiment. His approach involves presenting a comprehensive overview, including location, demand, competitive environment, room composition, remodeling scope, sales channel strategy, average daily rate (ADR), occupancy rate (OCC), and projected profit and loss structure.
“It is not an approach of simply saying, ‘I will manage it well.’ I explain, using numbers, why this asset is currently undervalued and what structure can be used to improve profitability.”
In fact, an unsold officetel in Jung-gu recorded an occupancy rate of 90% and monthly sales of 4.6 million won after switching to a short- and medium-term accommodation model.
Currently, AZMT operates approximately 1,300 guest rooms. The scale of operations has expanded following the opening of Hyatt Place Busan Yeonsan and Hotel Around Pyeongchang in the second half of last year. The Hotel Alive brand focuses on interpreting the regional context and the atmosphere of the space. Instead of uniform design, it incorporates local culture and sensibilities into the hotel experience.
'Hotel Alive Euljiro Teum' reflects the Euljiro printing alley, artisan culture, and the unique spatial sense of the alley. 'Hotel Alive Jongno Seoulple,' which opened in April 2026, captures the energy of modern Seoul, including K-pop, K-beauty, street style, and vivid colors.
AZMT CEO Kim Hong-yeol is explaining the strategy for managing aging lodging assets and the hotel value-up model.
Technology does not empty people, but focuses them.
The structure of AZMT differs from traditional hotel chains. It is designed so that the headquarters focuses on planning, asset analysis, branding, marketing, operational standards, digital systems, and investor communication, while the field operations concentrate on customer service and operational execution. The key elements enabling this structure are a flexible partnership framework that combines central operations—which integrate OTA sales and pricing strategies—with digital operations—including PMS, CMS, RMS, unmanned check-in, and remote monitoring—and specialized personnel for specific projects.
CEO Kim states that the role of technology also lies in 'eliminating inconvenience'.
The customer experience collapses the moment check-ins take a long time, responses are slow, and the same inquiries are repeated. Automation and digital transformation are tools not intended to reduce staff, but to allow us to focus more on customer service.
AZMT aims to operate over 1,800 rooms and achieve 20 billion won in revenue this year. In the long term, the company plans to expand beyond hotels into serviced residences, residential accommodations, and co-living sectors to grow into a nationwide hospitality asset value-up platform.
Finally, CEO Kim stated, “The depth of the talent pool that understands operations, assets, data, marketing, and digital transformation together ultimately determines corporate growth.”
Having weathered two crises—the THAAD dispute and the pandemic—he is now creating a new formula for the Korean hotel industry by applying new operational structures to aging lodging assets.
AZMT CEO Kim Hong-yeol, who has embarked on expanding the hotel business based on the operation of over 1,300 rooms nationwide.

CEO Kim
Actuellement, AZMT exploite environ 1 300 chambres.
